The short answer. Home adaptations range from about £25 for a grab rail to £10,000 or more for a wet room or kitchen adaptation. Tick what you are pricing below to get a low, typical and high budget, the effect of VAT relief, and how the total sits against the Disabled Facilities Grant where you live. Before paying for anything, ask your council for an occupational therapy assessment: it is free, and it decides what a grant will fund.

How the calculator works
Each adaptation has a low, typical and high installed price taken from published UK sources dated 2024 to 2026. The totals add up the lines you tick. If you say the person is disabled or has a long-term illness, the calculator removes VAT, a sixth of a VAT-inclusive price, from the items that qualify for zero-rating under HMRC VAT Notice 701/7: ramps, stairlifts, bathroom adaptations and door widening. It does not remove VAT from grab rails or kitchen work, because those prices come from sources where relief is not certain. The grant panel compares the typical cost of grant-eligible work with the limit for your nation. It cannot tell you whether you will pass the means test.

| Door widening | Your own quote | No reliable published UK range found |
What this calculator could not settle. We found no reliable published UK price range for widening a doorway, so it asks for your own quote. The kitchen figure rests on one installer's published range. Prices in London and the South East are usually above these figures, and nobody publishes regional prices for most adaptations.
What to do with the number
- Ask adult social care (in Northern Ireland, your Health and Social Care Trust) for an occupational therapy assessment.
- If major work is recommended, apply for the grant before any work starts. See our Disabled Facilities Grant guide.
- Get at least two quotes, and ask each installer whether the price includes VAT.
