On an Amazon search page these two look like the same purchase. A boxed alarm kit, a keypad, a few sensors, about a hundred and fifty pounds. Thirty-one pounds between them.
They are not the same purchase, and the difference does not show up until the third year. One of them is a product you buy. The other is a product you buy and then keep paying for.

The number SimpliSafe quotes by the day
SimpliSafe's UK monitoring page, read on 5 November 2026, advertises professional monitoring "from 66p/day", with no contract and the first month free. It does not give a monthly figure anywhere on that page.
Sixty-six pence a day is £240.90 a year. Divide that by twelve and you get £20.075, so call it £20.08 a month. Over three years the monitoring alone is £722.70, or about £702.70 once you take off the free month.
None of those numbers is a secret and none of them is wrong. They are simply never printed in that form on the page where you decide. A daily figure is the smallest true way to express a recurring cost, which is exactly why subscriptions are quoted that way, and the arithmetic to turn it into an annual number takes about four seconds.

About £734 of difference over three years, and the SimpliSafe works out at roughly 5.9 times the eufy.
We are not going to tell you that makes it bad value, because the two kits do different jobs. SimpliSafe's monitoring page describes a monitoring centre that verifies the alarm and alerts a Securitas guard. The eufy listing describes an app-controlled alarm that links to eufyCam, and says nothing about a monitoring service at any price. If somebody breaks in while you are asleep or abroad, those are two very different outcomes, and the second one is not available from eufy for an extra £734 or for any other number.

Both SimpliSafe kits have fallen on every capture and are cheaper today than on any date we hold. The eufy went the other way: £115.25 on 18 October, £149.00 three weeks later.
So the hardware gap of £31 that this page opened with is itself a recent thing. In October it was £74.74. SimpliSafe 7-piece home security system

The only one of the two where somebody other than you is watching. The monitoring page describes verification by a monitoring centre and a Securitas guard dispatch, and the plan is advertised without a contract. It is also at the cheapest we have recorded it, having fallen at every capture since September.
The catch: the monitoring is where the money goes. Three years of it costs about four times the kit, and the figure is quoted by the day on the page where you choose. Some app features need the Pro Premium plan, so the cheaper tiers are not simply the same thing for less.
eufy Security 5-piece home alarm kit
£149.00 on 5 November 2026 · no monitoring service offered · £149.00 over three years
One payment and then nothing. Keypad, motion sensor, two entry sensors, app control, and it links to eufyCam if you already have one. For a flat, a spare property or anywhere you mainly want the noise and a notification, the three-year arithmetic is unanswerable.
The catch: nobody is coming. The alert goes to your phone, and if your phone is off or you are on a plane that is the end of the chain. It is also the one product on this page that is dearer than it was three weeks ago, by 29.3%.
SimpliSafe 13-piece home security system
£289.99 on 5 November 2026 · same monitoring rate · about £993 over three years
Six more pieces for £110, and the monitoring costs the same whichever kit it is attached to. If you have more doors than the 7-piece covers, the extra hardware is the cheap part of this decision by a wide margin.
The catch: it is the same subscription question with a bigger number in front of it. Buy the sensors you need rather than the box that sounds thorough, because the monitoring, not the hardware, is what you are committing to.
If a guard being sent matters to you, the SimpliSafe is the only one of the two that offers it, and £20 a month is the price of that. If it does not, the eufy saves you about £734 over three years and you should not pay for monitoring you will never call on. What you should not do is choose between them on the £31 showing on the search page, because that number is the smallest part of the decision.

Questions people ask
Does SimpliSafe work without a subscription?
The alarm itself will still sound. What the subscription buys is the monitoring centre, the verification and the guard dispatch, and SimpliSafe's own page says some app features need the Pro Premium plan. An unmonitored SimpliSafe is closer to the eufy proposition at a higher hardware price, so if you know you will never subscribe, that is worth weighing before you buy.
